Main Level Remodel

Martin Brothers Contracting was hired to renovate the main floor of this two story home. The 1,450 SF renovation was the third project Martin Brothers completed for the homeowner. The goal was to create a larger, more efficient kitchen. After looking at several possible options with Martin Brothers’ architect, Phil Jenkins, we decided to proceed with a solution that involved repurposing some under-utilized rooms on the main level and moving the kitchen to a new location. The end result is a main level with a more functional, more efficient use of the space, designed around the lifestyle of the occupants.

The process of implementing the design involved a few, minimal structural changes to modify opening sizes and wall locations. The majority of the renovation, however, involved moving rooms to new locations. The kitchen moved to the former family room. The new, expanded kitchen includes ample work space and an island with seating for four. The family room moved into an area that was underutilized as a living room. By removing a wall between the former living room and dining room, we were able to create a more spacious, comfortable family room. The dining room was relocated in the space formerly occupied by the kitchen a breakfast area. Due to the more efficient use of the space, we were able to carve out a walk-in pantry. In addition to the reorganization of the rooms, the project also included replacing the existing windows, installing new flooring, installing a new stair railing, and repainting walls and ceilings.
